QuickBooks Online Plus limits you to 40 classes and locations, combined – not 40 of each. If you track properties by class, that ceiling arrives faster than most real estate investors expect, especially once sub-unit tracking and a few extra categories are added in.
This tool does the arithmetic for you. Enter your setup and see exactly how much room is left before QuickBooks Online Plus starts blocking new classes and locations outright.

You have room to grow — about 27 more classes or locations before QuickBooks Online Plus starts blocking new ones.
When you hit the cap, QuickBooks does not warn you and let you continue — it blocks the new class or location outright until you free one up.

Why this matters more than it sounds like it should
Hitting the cap mid-year is not a warning – it is a hard stop. The moment you try to add the 41st class or location, QuickBooks refuses, and there is no grace period. Portfolios that grow steadily can hit this wall without anyone noticing it was coming.
The fix is not always “upgrade to Advanced.” Sometimes it is consolidating classes that were split too finely, retiring ones for sold or closed properties, or restructuring how sub-units are tracked. We cover the options in more detail in how to track multiple properties in QuickBooks Online.
If your portfolio is close to the ceiling, or you are not sure which classes are still doing useful work, book a free discovery call and we will look at your setup with you.
