Atlanta is a real estate town. Your books should act like it.

Metro Atlanta has one of the most active investor markets in the country — BRRRR in the westside neighborhoods, short-term rentals near the Beltline, build-to-rent out past Cherokee and Paulding, and flippers working every corridor in between.

What almost none of them have is books that answer the only question that matters: which properties are making me money?

A general bookkeeper drops your rent into “Income” and your roof into “Repairs” and calls it a day. That’s a tax return. It isn’t a business tool. We build books where every dollar is tagged to the property and entity it belongs to — so your P&L reads like a portfolio, not a pile.

What we handle that generalists don’t

  • Per-property P&L. QuickBooks Online classes and projects set up correctly the first time. Profit per door, per month, on demand.
  • Multi-entity structures. Six LLCs and a management company? Intercompany transfers, due to / due from, and clean consolidated reporting.
  • HUD / closing statements. Every purchase and sale booked properly — basis, closing costs, proration, lender fees. Flippers: this is where most books break.
  • Flip accounting. Work in progress tracked by project, rehab costs capitalized correctly, true profit per flip at closing — not a guess in December.
  • Property management platforms. We work inside AppFolio, DoorLoop, and Buildium, and reconcile them against QuickBooks and the bank.
  • Owner draws & trust accounting. Owner statements, security deposits, and trust balances that actually tie out.
  • Short-term rentals. Airbnb and VRBO payouts, cleaning fees, occupancy tax, and platform reconciliation.
  • Repairs vs. improvements. Booked right the first time, so your CPA isn’t guessing and you aren’t overpaying.

Who we work with in Atlanta

  • Buy-and-hold investors — from 2 doors to 200, single-family through small multifamily
  • Fix-and-flippers and wholesalers — deal-level profit, HUD statements, hard money interest
  • Property management companies — owner statements, trust accounts, management fee revenue
  • Short-term rental operators — Beltline, Midtown, and metro-wide portfolios
  • Real estate developers — construction WIP, draw schedules, capitalized costs

Serving investors across Metro Atlanta

We work with real estate operators throughout Metro Atlanta and North Georgia — Buckhead, Midtown, West End, East Atlanta, Decatur, Sandy Springs, Alpharetta, Roswell, Marietta, Kennesaw, Woodstock, Canton, Duluth, Lawrenceville, and the surrounding counties.

How we work: Profit Partners is fully remote. No office visits, no billable hours for a coffee meeting. Everything runs through QuickBooks Online, secure document sharing, and scheduled calls — which is why our fees are lower and our turnaround is faster than a traditional Atlanta firm.

Pricing

  • Essentials — from $500/mo. Single entity, monthly bookkeeping, reconciliations, and financial statements.
  • Growth — from $900/mo. Multi-entity or multi-property books with class/project tracking and monthly review calls. Most investors land here.
  • CFO Partner — from $1,500/mo. Everything in Growth, plus cash flow forecasting, deal analysis, and acquisition support.

Frequently asked questions

Can you fix books that are already a mess?
Yes — it’s most of what we do. Multi-year backlogs, properties never separated, flips booked as expenses. We’ve untangled all of it.

Do you work with my property manager or CPA?
Happily. We pull from AppFolio, DoorLoop, or Buildium directly, and we hand your CPA books they can actually file from.

How many properties before this is worth it?
Usually around three to five doors, or the first flip — that’s where spreadsheets stop working and you start losing real money to bad information.

Do you meet in person in Atlanta?
No. We’re 100% remote and upfront about it. Video calls, shared drives, and QuickBooks Online — our clients get faster service for less money than a local office would charge.

Do you file my taxes?
We don’t file returns. We prepare tax-ready books and work directly with your CPA — which typically shrinks your prep bill too.
