The Georgia property tax appeal, and why your books matter for it
Real estate investors in Georgia get one real lever most other property owners overlook: the annual property tax appeal. Counties issue a written Notice of Assessment between April and June, and from that mailing date you have exactly 45 days to appeal – weekends, holidays, and not receiving the notice on time do not extend it. Investors holding property across multiple counties can be tracking several different 45-day windows at once. The appeal itself runs on your numbers: net operating income, actual rents versus assessed value, and documented expenses are what make a case, and a value that wins on appeal generally cannot be raised again for two additional years. None of that works from memory or a shoebox of receipts. It works from books that already show, property by property, what each one actually earns and costs – which is the same structure we build for every client regardless of whether an appeal is on the calendar this year.

Happily. We pull from AppFolio, DoorLoop, or Buildium directly, and we hand your CPA books they can actually file from.

Do you meet in person in Atlanta?
